Beware Of Real Estate Signs
Beware Of Real Estate Signs: Beware of the agent with all the signs! It might be dangerous to your wallet.
Have you ever driven through a neighborhood or town and seen one company's sign on lots of the homes for sale?
At first you might think that they know a lot about the neighborhood. Or, that it would be a good thing to deal directly with that company if you decide to buy a home there.
However, think about it for a few minutes.
Lots of signs means that they probably get lots of calls. The next thing you need to know is how long it takes to sell a property in that neighborhood.
If the average days on the market is "X" number of days and their listings are on longer than the average, they are probably not pricing things well and they are definately not negotiating well.
If their listings are for sale for a shorter time than the average market time for the area, they are under pricing properties - good if you are a buyer, but not if you are a seller. Choose an ASR - Actually Sells Realestate.
And could it be that they have an agent who lives in the neighborhood? Does that agent want prices in their neighborhood to go down?
Sometimes looking around the neighborhood isn't the best way to choose an agent or company. Get an agent who knows the market and who knows average days on the market. They'll help you decide how and what to buy better than you will on your own.
Of course, you may have found the best agent for the area, or the largest company, too. But, lots of signs are not always a good sign, so Beware Of Real Estate Signs.
