Actually Sells Real Estate

Actually Sells Real Estate? I have a little tougue in cheek title I give real estate professionals that I know have experience and actually make a living from listing, selling, and buying real estate for themselves and others - ASR or Actually Sells Real Estate. When we get a call or have to go show a property, we assess the likelihood of any deal happening from that activity by knowing whether or not the agent is an ASR.

Here's why you should use an "ASR" if you are selling: they do it every day.

Laws changing the liability of sellers change often enough to make using a professional very important. So, I would choose an "Actually Sells Real Estate" and not just a licensee who might be a friend or relative. There are few businesses that you can just up and do yourself (well) anymore. Sure you hear stories of how successfully "I sold my house myself." But, how often do people talk about the problems they wish they'd have avoided if they'd used a professional? Not often - people are embarrassed. Not to mention the amount of work they minimize including showings, advertising, qualifying the lookers into buyers, legal papers, loan compliance, inspections of septic or water or structure or variances or permits, the legalities of escrow money deposits, or ... well you know what I mean.

Real estate agents know those stories though. They hear many of those laments at listing appointments. I even heard this one recently - Seller was ready to close on the sale of his house. Buyer was a relative. Seller started moving and storing all their possessions in a new home. Buyer decided NOT to buy the house 1 hour before closing! OH MY GOODNESS! Now this property is discounted because of the predicament the Seller is in! There will be tension at the next family get together, ya think! Use a professional real estate listing agent and pick a good one. How to pick a good listing, Actually Sells Real Estate agent. ASRs know all about listing, selling and helping buyers. You can think of it also as "A Smoother Ride" on the real estate highway. All deals have glitches. ASRs know how to handle them calmly and keep the goal of closing on everyones' mind. They are prepared for and can handle everything from reading the watermeter to naming current legal advisors that you can get good information from.

If you're thinking of selling your property yourself, just do a google search for "For sale by owner horror". You will notice that the articles are written by real estate agents. The ASRs get called in to clean up the messes of those who think it is an easy-breezy business. The Actually Sells Real Estate then actually sell the real estate. The how to books about FSBOs are written by people who want your $20.00. The articles are written by ASRs who are amazed at what people get themselves into with the idea they are saving money. I don't know if you should stay away from all non-ASRs, but I DO know that Actuall Sells Realestates are worth their fee in sleep and peace.

How to quickly choose an ASR:

1. Does the ASR own the company?

2. If not, how long have they been in business?

3. Check online and see if your state has a way to see complaints against their license or business.

4. Look for their ads and signs.

5. When was their last closing?

There are many ASR s in any town. They'll all have good reasons to be hired. Find one you believe in and let them work.
